Job Position: On-Site Manager

A Behal Sampson Dietz On-Site Manager oversees the construction of a single custom residential or light commercial project. Project sizes can range from $100,000 to $1 million in construction costs.

An On-Site Manager’s Responsibilities:

  • Schedules the day-to-day activities of the project and works with the Project Manger to develop the mid-range and long range schedules for the project.
  • Oversees and coordinates the work of all sub trades, orders all short-lead materials, accepts all material deliveries, and assures conformance of all work to the architectural drawings, the contracts, and generally accepted building standards.
  • Directly supervises the work of Behal Sampson Dietz carpenters assigned to a site.
  • Serves as a company representative to the Owner and all sub trades.
  • Assures all quality control standards are met or exceeded.
  • Helps the Project Manager prepare monthly applications for payment for the Owners.
  • Engineers details for the projects (Picks up where the architects and project manager leave off).
  • Assures on-site safety.
  • Works for and reports to the Project Manager.
  • Performs a variety of carpentry tasks, especially interior trim. The on-site manager is not the primary source of carpentry labor for the project, but does perform carpentry tasks 10 to 25 hours a week, depending on the fluctuating carpentry needs of the project.

An On-Site Manager’s Profile:

  • Our On-Site Managers must be good managers. They must be able to arrange and coordinate a multitude of differing activities.
  • Our On-Site Managers are the designated leaders of the on-site operations. They must take that responsibility and use it to meet the demands of the project as well as complete the projects under budget and ahead of schedule, while achieving the satisfaction and loyalty of the client and the respect of the entire project team.
  • A background and skill in the operation of Microsoft Project and Microsoft Word is desired.
  • Wood and light-gauge metal construction is the predominant method of assembly for BSD projects, and exceptional skill and knowledge of those methods is required.
  • A formal education in either Architecture or Construction Management is preferred.
  • 8 years experience in the construction field (much of which being hands-on) with a minimum of 3 years in on-site management is required.
  • Specific experience in the design-build process with one-of-a-kind custom residential projects would be a perfect match for our company's typical client.
  • Carpentry knowledge and skills are a strict requirement, especially interior trim.
  • Exceptional people skills and creativity in dealing with challenges is a must.
